When buying a home, first and foremost, you want it to meet all the criteria on your ‘must have’ list. But in thinking long term, you want to buy a home that you could potentially sell for as much as your bought it…and hopefully more. In order to buy a home with good resale value, there are a few main things you can add to your ‘must have’ list:

Curb Appeal: Homes should be welcoming from the street. Look for things like large windows with brightly painted shutters, a large front porch with seating, a well-landscaped lawn, etc. Basically, nothing from the front of your home should turn off potential buyers. Simple things like dead tree branches or an old and dull-looking front door could affect your home’s value. At the very least, the home should be free of clutter and look well taken care of.

Views: A home with something beautiful to look at is much more appealing than facing a run down home or a business. Take some extra time to look out each window of the home and observe the views. And don’t forget to think long term. If the home has an empty lot next door, ask the realtor who owns the land, if it can be bought, or what the plans are for the land.

Location: This factor can either make or break your home’s value. Think about proximity to things people like to live near, such as, great schools, nice shopping centers, parks, and other activities. Similarly, think about proximity to things buyers may not enjoy so much, like busy streets or highways, high crime areas, noise such as an airport or train tracks, etc. A better location will bring you a better price, every time.

Layout: Many young families are looking for open floor plans that have a nice, natural flow. A kitchen that is part of the dining and living area is very popular in today’s market. Three to four bedrooms with at least 2 bathrooms is very desirable. And of course, the more closet space the better. What you need to know about mold damage before buying a home

Mold is a healthy part of the decomposition process found in nature. But, mold inside your home, is not such a good thing. When mold is found in the home, that is a red flag warning you there is unwanted moisture entering the home.

Mold in your home is not just off-putting to the eye and sometimes with an unpleasant order, but too much mold, or certain kinds of mold can even been hazardous to your health. To know whether or not the home you are buying has mold, you should ALWAYS have the home inspected before signing a contract.

A routine home inspection (performed by a licensed home inspector) should be able to identify potential sources of moisture leading into the home that are potentially mold-causing. With this information, you can negotiate with the seller to have problem areas fixed or known sources of moisture repaired before purchase.

Getting rid of mold is not an easy process. Even after you get rid of the visible mold by using cleaning supplies, you may have to look even further, like inside your walls, between your carpet and the concrete floor, removing bathroom tile, etc. Clearing out all the existing mold is not enough for a permanent fix of the problem. Finding and repairing the source of the moisture exposure (which is causing the mold) is the only way you will prevent mold from returning.

Insurance companies know all too well how difficult it can be to permanently rid a home of mold, once it has inhabited it. Because of this, if the home you are looking at has an ‘active’ mold problem, you may have trouble getting covered for homeowners’ insurance, which may in turn affect your ability to get a  mortgage loan.

Even more bad news – many people will flat out refuse to buy a home that has a history of any mold. So, if you decide to purchase a home that had an issue in the past, even if the problem is fixed currently, you may find that the former mold issue affects your home’s resale value and appeal.

The moral of the story: if you are considering buying a home with a known past or present mold issue or sources of moisture…know the potential consequences and beware.

1. Set a budget. It is crucial to know exactly how much you can afford for a home. Before you do anything else, establish the amount you are able to pay and plant the number firmly in your head. It saves you a tremendous amount of time and heartache to stay within the parameters of your budget when looking for homes.

2. Make a wishlist for the home. Buying a home is a big deal. Make a list of everything you would love to have in a home. Then narrow your list down to everything the house “must have” or you’re not buying.

3. Ask your family to make a wishlist for the home. Consult with your kids about what they would like to allow everyone to be involved in the home-buying process. It may help you to prioritize when having to choose certain home features over another. For example, pool vs. large backyard, large walk-in closets vs. a third bathroom, etc.

4. Create a wishlist for the neighborhood. Perhaps you want to live somewhere with an HOA. Or maybe you want great public schools nearby. Do you want to be able to walk to a grocery store? Do you need easy access to a highway for your daily work commute? These are all important things to consider in a neighborhood that could be where you and your family call home.

5. Find the right real estate agent. Interview agents, ask friends for referrals, look up local realtor information to see who knows the area the best in your desired neighborhood. Choose a person that works well with you and your family.

Commission: Negotiable fee depending on factors such as the agency, location and experience. The seller usually pays the commission for the buyer’s agent and the listing agent.
