1. Set a budget. It is crucial to know exactly how much you can afford for a home. Before you do anything else, establish the amount you are able to pay and plant the number firmly in your head. It saves you a tremendous amount of time and heartache to stay within the parameters of your budget when looking for homes.

2. Make a wishlist for the home. Buying a home is a big deal. Make a list of everything you would love to have in a home. Then narrow your list down to everything the house “must have” or you’re not buying.

3. Ask your family to make a wishlist for the home. Consult with your kids about what they would like to allow everyone to be involved in the home-buying process. It may help you to prioritize when having to choose certain home features over another. For example, pool vs. large backyard, large walk-in closets vs. a third bathroom, etc.

4. Create a wishlist for the neighborhood. Perhaps you want to live somewhere with an HOA. Or maybe you want great public schools nearby. Do you want to be able to walk to a grocery store? Do you need easy access to a highway for your daily work commute? These are all important things to consider in a neighborhood that could be where you and your family call home.

5. Find the right real estate agent. Interview agents, ask friends for referrals, look up local realtor information to see who knows the area the best in your desired neighborhood. Choose a person that works well with you and your family.
